Healthy Homes Inspection
Is your rental compliant with the new Healthy Homes Standard?
The healthy homes standards introduce specific and minimum standards for five key elements in rental properties.
As of 1 July 2020 all new, renewed or varied Tenancy Agreements must include a statement on the properties current compliance levels with the standard.
- Moisture and drainage
- Draught stopping
Our Healthy Homes Inspections cover all five standards to ensure your rental property complies with minimum requirements. We’ll provide you with a comprehensive report identifying compliance issues and summarising the overall condition of the property relative to the required standards.
What sets our inspections apart from the rest? We remain completely impartial. We aren’t there to upsell insulation or heating products. You can have confidence in knowing a qualified Building Surveyor has inspected your property for standard compliance.
What do we check?
Heating: We inspect the primary living room and identify fixed heating sources and confirm whether they are a qualifying heating source and sufficiently sized using the MBIE’s heating calculator to meet the standard requirements.
Insulation: We inspect ceiling and subfloor insulation where accessible to comply with NZ standards. We check for correct thickness or R value, 100% coverage, electrical fitting and ground clearance.
Ventilation: We identify whether Kitchens, bathrooms and Laundry’s are fitted with sufficient and operational extraction units. Windows are checked to ensure all habitable areas of the dwelling have adequate ventilation.
Moisture and Drainage: We inspect the subfloor areas and whether a Moisture barrier has been installed or is required, Gutter systems are in working order and are connected to downpipes which divert moisture away from the building. We also check the property for site drainage any evidence of surface ponding.
Draught Stopping: This includes a visual inspection of external joinery to ensure any identify gaps or openings are within tolerance. We also check that open fireplaces have been blocked to reduce draughts.
