Detailed Safe and Sanitary Reports
Homes often have past work that may have required a building permit, but lack of records or knowledge about this work can complicate transactions.

A Safe and Sanitary report is an independent report that verifies the condition of a building or building works carried out before 1 July 1992. It assesses and verifies the condition of non-consent building work to ensure that it is safe and suitable for its use.
For unauthorised building work completed on the property before 30 June 1992, our Safe and Sanitary Reports provide the necessary Certificate of Acceptance that’s required for compliance.
Your house does not need a Council Code of Compliance if it was built before the 1st of July 1992. Properties constructed before this date are not subject to the requirement for a Code of Compliance from the council.
If your house was built after 1992 and has not yet received a Council Code of Compliance, you may still be able to obtain one. However, it’s important to note that since 1992, there have been several amendments to the NZ Building Code. If any aspects of the building do not comply with the current code, the council may require these aspects to be brought up to current code standards or evidence to be provided to confirm that they are performing to an acceptable standard.
Whether you can obtain a Council Code of Compliance for additions completed after the council sign-off depends largely on the nature and extent of the works. If the additions involve elements such as footings or structural components that are now concealed, it is unlikely that you will receive a Council Code of Compliance. In such cases, we recommend applying for a Certificate of Acceptance (COA), and we are available to assist you with this process.
Yes, you can still obtain a Safe and Sanitary Report for unauthorised works, provided that the work was undertaken prior to the 1st of July 1992. This report assesses the safety and sanitation of the property, ensuring that any unauthorized works meet the necessary standards for habitation and compliance with regulations.
